Right now, homeowners in the most desirable neighborhoods across the country have not found it uncommon to receive communication from interested buyers even when their home is not for sale while inventory remains very low.

Some homeowners have reported receiving offers to purchase their home in the form of receiving a postcard in their mailbox, a flyer slipped underneath their front door, or even a phone call. These people are hoping to catch a homeowner living in their dream neighborhood before they actually list their home for sale to get a jump on the competition.

They’re also hoping that maybe they could find a homeowner that might not have been thinking about selling but could change their mind when they see the possibility of the profit they could make from the sale of their home.

Before Entertaining the Offer Make Sure You Know Who is Behind It

Receiving an offer to purchase your home when you have not listed it can be somewhat of a nuisance and it has become one in some areas with very desirable and lucrative real estate values.

For example, there are some areas of Nashville where investors are looking to find their next fix and flip as there is a lot of money to be made and they become aggressive in the search for their next home purchase while the inventory is super low.

While some of these offers may legitimately be from someone who truly loves your home and is desperately hoping to move into the neighborhood in which you live, there are some real estate investors that are simply hoping to purchase a home for as little as possible and turn around and sell it for the top end of the market value to make quick and effortless cash.

How do You Tell if an Offer to Buy Your Home is Real or Predatory?

Any offer to purchase your home, even if you have not listed it for sale is legal. In many ways, they can be looked at as unfair or predatory. Most often a predatory attempt to purchase your home will offer the attractive possibility of quick and convenient transactions with the cash landing in your bank account in just a matter of days.

Often times in the case of investors that are overly eager to purchase your home they are not looking to offer the fair market value price for the property. They are looking to pay as little as possible so that they can make the highest profit off of your home possible when they turn around and sell it.

There are some situations where it could make sense to accept an all-cash offer on your home, such as in the situation of the home needing major repairs and you have no means to fix it up before selling. But if you love your home and it is in a great and amazing neighborhood and it’s in great condition, and you never thought of selling, this is not an opportune time or reason to sell to this type of buyer.

Make sure to thoroughly research who it is that is making the offer to purchase or telling you they are interested in purchasing your home. If it is just a name that is given make sure you research if they are affiliated with any sort of company or real estate investing at all. And then do as much homework as possible about their previous investments as you can.
